    Salem Health’s Facilities team is currently seeking a Construction & Real Estate Budget Analyst to join their team!


    As the Construction & Real Estate Budget Analyst you will be asked to work in alignment with the organization’s mission to improve the health and well being of the people we serve.  You will be responsible for the finance and budgeting functions for design and construction projects of all sizes.  Financial duties include, but not limited to: data collection reconciling expenditures against commitments, updating and ensuring budget accuracy in financial tracking system, financial analysis and cost forecasting, adhering to project financial standards and procedures, analysis and reporting of project cost variances, providing periodic financial progress reports.  This position will also provide support to the Manager of Design, Planning & Real Estate in the management of real estate financials.  Real Estate functions include, but are not limited to: annual operating and capital budgeting, accounting and monitoring of operating and capital budgets for condominium association, oversight of invoicing and collection of rental/condominium owner payments, reconciliation of expenses against budget.  This position will also be actively involved in contract renewals with vendors.


    Core Job Functions:

    Finance & Budgeting

    • Reviews and analyzes construction budget performance weekly. Manages capital equipment requisition and ordering process. 
    • Independently assesses and produces measurement data and reports needed to accomplish project objectives. Maintains an understanding of existing financial resources and information. Works with Facilities Management team to prepare necessary budgeting reports.
    • Develops construction budgeting documents, forecasts, analyzes and monitors expenses against budgets.
    • Resolves invoicing issues with vendors, contractors and other professional services providers.
    • Responsible for large scale procurement coordination for construction projects. Tracking from purchase through delivery.

    Real Estate Financials

    • Forecasts Condominium Association annual budget based upon historical data and projected rate increases. Presents annual budget in partnership with Department Manager at the Annual Condominium Association Meeting
    • Keeps up to date, detailed documentation on expenses and income of condominium association. Attends quarterly condominium association meetings, providing budgeting updates to the condominium Board.
    • Provides oversight of the condominium invoicing and accounts receivable functions.




    • Bachelor’s Degree in Business Administration, Management, Finance, or related field required. Five (5) years of financial management experience in a facilities/construction setting may be accepted in lieu of a Bachelor’s degree. 

    Experience, Special Skills & Knowledge

    • Three (3) years progressive, successful financial management (75% of job) experience in facilities or healthcare setting preferred. Preference given to management of facilities capital projects. 
    • Experience in materials management/procurement desired.
    • Ability to work and communicate effectively with others.
    • Proven ability to create spreadsheets and maintain databases.
    • Excellent organization skills.
    • Attention to detail. 
    • Ability to work independently and be self-directed.
